Deciding to Sell

  • In choosing an agent, ask questions about their experience, knowledge of the area, marketing strategies and any other questions that will help you feel confident that you will enjoy a comfortable and rewarding relationship.
Preparing to Sell
  • In consultation with your agent, go through the entire home and identify repairs and upgrades that need to be made so that you will be able to market your home for its maximum value.

Place Home on the Market

  • Once any repairs have been made, a price has been determined, and a listing contract signed, we will officially place your home up for sale and begin an aggressive marketing strategy to sale your property.
Showings
  • During the time we are marketing your home we will always schedule all showings with you, but potential buyers can call us at a moments notice so you should keep your property in pristine "showing" condition.
  • Many experts say that most buyers make their decision at first sight. Consequently, you will want to keep your yard meticulously maintained.
  • Once inside, buyer`s typically reaffirm their curbside decisions. As a result, you will want to keep your home free of clutter, with toys, clothes and dishes cleaned up and out of sight.
The Offer
  • When an offer comes in on your home, we will sit down with you and go through the entire contract so that you will understand the terms and conditions of what the offer really says.

  • The title company will work with you in arranging to pay off any existing mortgages and to make sure you have clean title so that you can sell your property.
Settlement
  • Normally, all commissions and fees will be settled at closing.
  • After you have signed at the title company, and once we hear the money has arrived and the title recorded, your agent will arrange to transfer keys, garage door openers and any other pertinent items to the buyer.
  • The title company will work with you to pick up any additional money you might receive from the sell of your home.
  • Finally, you will need to plan on being out of your home on or before the agreed upon possession date.
